1. What is your standard fee for property management?

Our standard property management fee is 15% of the gross rent after cleaning expenses, payable at the end of each calendar month.

2. What services are included in the property management fee?

As part of our fee, we provide a full range of services to ensure your property is well-managed and your guests have a seamless experience:

  • Listing Management: Create and manage your property’s listing, including writing descriptions, uploading photos, setting competitive pricing, and adjusting the pricing weekly to ensure maximum occupancy.

  • Guest Communication: All communication with guests before, during, and after their stay, addressing any questions or concerns. We are available at all times to assist with any needs that may arise.

  • Cleaning & Changeover Coordination: We ensure that the property is always clean and ready for guests. We coordinate all cleaning to accommodate same-day changeovers when possible to maximize your income.

  • Property Maintenance & Stocking: We ensure the property is well-maintained and stocked with essentials such as coffee, cleaning products, personal hygiene items, and linens. We become familiarized with the workings of the property (e.g., heating, hot water) and provide guests with this information as needed.

  • Check-In/Check-Out: We arrange to welcome guests upon arrival, provide keys or access instructions, and ensure smooth check-out procedures.

  • Guest Experience & Recommendations: We always go the extra mile to enhance the guest experience by offering amenities, local recommendations, and restaurant suggestions to make their stay memorable.

  • Problem Resolution: If any issues arise during a guest’s stay (maintenance problems, disputes, etc.), we handle the situation promptly and fairly, working to resolve all issues and limiting any unnecessary communication with Owner.

4. What is your approach to property maintenance?

We take care to ensure that a property is always well-maintained, ensuring everything from cleaning to minor repairs runs smoothly. We familiarize ourselves with the property’s heating, hot water systems, and other important appliances, so we can provide the guests with helpful information if needed. If any issues arise during a guest's stay, we address them quickly and efficiently to ensure minimal disruption.

5. How do you handle bookings and occupancy?

I manage the entire booking process for you! This includes creating and optimizing your listing, adjusting pricing weekly, and working hard to fill any voids in the calendar. I strive to maximize bookings and occupancy while ensuring that your property remains competitive in the market.

6. Do you charge for minor issues or maintenance?

Our goal is to resolve any minor issues that arise during a guest’s stay without bothering you. We take care of most issues directly, so you don’t need to worry about small maintenance issues or guest concerns. If any larger issues arise.

7. How do I get started with your property management services?
